potential investors in their decision to purchase the property. Triumph were marketing the property for sale and lease back in order to raise capital for further internal investment.
The property was purpose-built in 1999 for Triumph following a fire that destroyed part of their old factory on a different site. The site spreads over 16.2 hectares and the buildings together amount to some 39,000m2 comprising a high bay, portal-framed warehouse with integral three-storey office accommodation, a stand-alone research and development building, an engine testing facility, an emissions testing building and a gatehouse.
We were given seven days from instruction to provide the full building survey and M&E report. In order to meet this tight deadline a team of four surveyors from three of our offices and an M&E consultant were mobilized and the whole site was inspected in just one day. The client received a verbal summary within 24 hours of inspection followed by the full survey six days later.
