We were instructed by Howden Joinery to undertake a pre-lease survey on a small two-storey, portal-framed warehouse units in Fleets Industrial Estate in Poole, Dorset. Aside from identifying any defects in the building the

aim of the survey was to establish that the building would meet our client’s future business requirements, including overspill storage accommodation to complement the existing Howden Joinery unit and trade counter located on the same estate.
Although we found that the unit was in generally reasonable condition and suitable for its intended future use our report did highlight issues with the building’s fabric and, in particular, the presence of deleterious materials. Recommendations for remediation and alterations were made together with advice concerning limiting long-term repairing liabilities through the negotiation of less onerous lease terms and the inclusion of a schedule of condition.
